  • The correct selling price of a home is the highest price that the market will bear. To assist you in determining the correct asking price I provide you with a FREE Comparative Market Analysis (CMA) of comparable properties sold and offered for sale in your neighborhood.

Professional Advice

  • I will advise you of any necessary repairs and how you may best prepare your home for showing. You will be kept up to date on the state of the market, the sale of similar properties and any other factors which may affect the progress of the sale.

Home Seller Protection

  • I will pay for a Seller’s Home Warranty for up to 6 months to cover basic repair needs during the listing and escrow periods.

Promotion Of Your Home To Other REALTORS®

  • The major selling points of your home will be distributed to other real estate agencies and hundreds of REALTORS® throughout the community through the MLS, Broker Tour and direct e-mail/fax flyer distribution.

Signage

  • Your home will have a “For Sale” sign with a property flyer distribution box displayed 24 hours a day. 

Internet Advertising

Your property will be advertised 7 days a week, 24 hours a day on the following internet sites with a virtual tour attachment: www.SolanoMoves.com, www.Realtor.com, and www.CraigsList.org.  Your home will be listed on the home page and the listings page on SolanoMoves.com

  • Your home will be a showcase listing on Realtor.com with tons of extra photos, a large description paragraph as well as a showcase border that makes your home stand out from others in your price range.
  • Your home will be listed on SFGate.com, the website for the San Francisco Chronicle's list of available homes for sale.
  • Your home will be a featured listing in one of my SolanoAreaHomes monthly e-mail newsletters.
  • Your home will be distributed to 30 top ranked search engines through RealNet.com. 
  • Your home will posted on Zillow.com along with an EZ Ad which will pop up on the side bar when people run certain searches

Printed Advertising

  • Your ad will be displayed in my section of the Kappel Sunday feature ad until it sells
  • Just Listed postcards to 200 of your neighbors and my database of over 200 people.

Property Showings

  • I will coordinate, advertise and host “Open House” viewings of your property as necessary to increase the exposure of your property to prospective buyers and real estate professionals.
  • Giveaway at each open house along with refreshments provided to perspective buyers
  • First Open House 3 hours on a Sunday afternoon with lunch & beverages provided
  • 100 Open House door hangers delivered to your neighborhood one week before the first Open House letting everyone know.
  • Your home will be featured at a hosted Broker Tour within the first 3 weeks of listing your property.

When the Listing Becomes an Escrow

  • Negotiation of contracts as they arrive
  • Provide and explain required disclosures
  • Preferred lender available to pre-qualify all buyers interested in your home
  • Complete escrow process assistance
